Air Conditioning in Kempton Park

Kempton Park is where Gauteng meets the world. O.R. Tambo International Airport sits on its southern edge, the industrial belts of Isando and Spartan run along the R24 and Barbara Road, and suburbs like Glen Marais, Birchleigh, Aston Manor and Bonaero Park house thousands of families and airport workers. Aircon Master installs, repairs and maintains air conditioning across the whole area, for homes, guest houses, warehouses, offices and workshops.

What makes Kempton Park different

Most of the areas we work in are mainly residential with a commercial node or two. Kempton Park is the opposite: a large working district with residential suburbs built around it. On a normal day our technicians might service split units in a Birchleigh family home in the morning, replace a failed compressor at a freight company near the airport at lunchtime, and install new units in a Bonaero Park guest house in the afternoon. The mix of work is wider here than almost anywhere else in Gauteng, and the approach has to change from job to job.

The climate is typical of the eastern Highveld: hot, bright summer afternoons, frequent thunderstorms with hail from October to February, and cold, dry winters with frosty mornings. Because Kempton Park is fairly flat and open, many homes and buildings take the full force of the afternoon sun and the wind that comes before a storm. Outdoor units here are exposed to more dust and debris than in the leafier northern suburbs, particularly near industrial areas and open veld.

Around the airport: guest houses, hotels and airport workers

The streets around O.R. Tambo, especially in Bonaero Park, Kempton Park West and the suburbs along the R21, are home to a large number of guest houses and B&Bs serving travellers with early flights and late arrivals. For these businesses, a broken air conditioner in a guest room is not just an inconvenience; it is a bad review or a refund.

What we typically do for airport-area accommodation:

  • Install quiet inverter units sized for each room, so guests who sleep during the day are not disturbed by noisy fans.
  • Place condensers so they do not sit under a neighbouring guest room window.
  • Service all rooms on a schedule that works around bookings, doing a few rooms at a time rather than closing the property.
  • Keep a record of each unit’s model, age and service history, so replacements can be planned rather than rushed.

Many people who live in Kempton Park work shifts at the airport, in logistics or in the surrounding industries. We schedule residential work around those hours where we can, including early mornings and Saturdays, so you do not have to take a day off to let a technician in.

Industrial and commercial work in Isando, Spartan and the airport precinct

Isando and Spartan are among the oldest and busiest industrial areas on the East Rand, full of warehouses, factories, distribution centres and trade counters. Their air conditioning needs are practical: keep the offices, control rooms and server cabinets cool, keep the showroom comfortable, and do it without constant breakdowns.

Offices inside warehouses

Mezzanine offices built inside large sheds often sit right under a hot metal roof. They need more cooling capacity than their floor area suggests. We size these units for the roof heat, not just the square metres, and we often recommend insulating the office ceiling at the same time.

Server and control rooms

Equipment rooms need cooling 24 hours a day, every day. For critical rooms we recommend two units with alternating operation, so that one can fail or be serviced without the room overheating. See our HVAC solutions page for more on this.

Dusty environments

Forklift traffic, loading bays and nearby open ground all put dust into the air. Indoor filters and outdoor coils clog faster, which cuts cooling and raises power bills. Industrial sites usually need a service every three to six months rather than once a year.

Three-phase and large systems

Larger cassette, ducted and floor-standing units often need three-phase supplies. Our registered electricians handle the three-phase work, so you deal with one contractor.

If you manage several buildings or a large site, ask about a maintenance contract. We will list every unit, service them on a schedule, report on condition, and flag units that are nearing the end of their life so that you can budget for replacement. Our commercial air conditioning page has more on how we run these contracts.

Residential suburbs: Glen Marais, Birchleigh, Norkem Park, Aston Manor and more

Kempton Park’s residential suburbs are mostly freestanding family homes from the 1970s onwards, with a growing number of townhouse complexes in areas such as Glen Marais, Birchleigh North and Norkem Park. The typical home here has a tiled or IBR roof, face-brick or plastered walls, and a mix of north- and west-facing rooms that get very hot in summer.

Glen Marais and Birchleigh have many newer townhouse complexes, where body corporate rules usually govern where condensers can go. We give you a clear plan to submit for approval. Norkem Park, Edleen and Kempton Park West have more older, freestanding homes, where the question is often whether the existing distribution board can take another circuit. Aston Manor and Bonaero Park, close to the airport, include many properties that combine a family home with a guest cottage or a small business.

For most of these homes, inverter split units in the main bedroom and lounge are the best value. If you want to cool the whole house, we will look at your roof space and tell you honestly whether a ducted system makes sense or whether separate units are more practical.

What happens when you call us

  1. Tell us what is wrong or what you want. Phone or WhatsApp 060 959 2231 with your suburb, the unit’s make and model if you have it, and a photo of the indoor and outdoor units. For a new installation, tell us which rooms you want to cool.
  2. We book the visit. We give you a realistic time window and tell you if we need access to the roof, the DB board or a neighbour’s side of the wall.
  3. Diagnosis or site survey. For repairs, the technician tests the electrical supply, the fan motors, the capacitor, the refrigerant pressures and the drain. For installations, we measure the rooms, check sun exposure and agree positions.
  4. Written quote before work starts. You see exactly what will be done and what it costs. No surprise extras.
  5. The work, done cleanly. We protect floors and furniture, vacuum and pressure-test refrigerant lines, and seal all wall penetrations.
  6. Commissioning and handover. We check the temperature drop across the coil, the current draw and the drainage, then show you how to look after the unit.

Emperors Palace, the CBD and the local landscape

Anyone who knows Kempton Park knows Emperors Palace on Jones Road, next to the airport, with its hotels, casino and conference venues. It is a useful landmark when we describe routes: much of our airport-side work is within a few minutes of it, and the Jones Road and R21 interchange is one of the areas we try to avoid at peak hour. The older Kempton Park CBD around Central Avenue and the civic centre, the Rhodesfield Gautrain station and the shopping centres along Pretoria Road give the rest of the area its shape. We plan routes around the R21 and Zuurfontein Road so we can reach suburbs on either side without getting stuck behind airport traffic.

North of the CBD, Kempton Park merges into Tembisa and then Olifantsfontein, and to the west it runs towards Edenvale and Modderfontein. We cover those areas as well, and from here we also serve much of the northern East Rand. If you are closer to Boksburg or Benoni, our Boksburg and Benoni pages will be more relevant to you.

Common faults we see in Kempton Park

Hail-damaged condensers

The eastern Highveld gets severe hail. Flattened fins reduce airflow and cooling. We can comb out minor damage, replace badly damaged coils or fit hail guards to exposed units.

Electronics damaged by surges

Power returning after an outage, or lightning nearby, can damage inverter control boards. Proper surge protection at the DB board is much cheaper than a new board.

Refrigerant leaks

A unit that cools less every summer is often leaking. We find and fix the leak before regassing; topping up without a repair wastes money.

Blocked drains and water leaks

Dust and algae block condensate drains, causing water to drip from the indoor unit. Regular servicing prevents this.

If your unit has stopped working, try our seven quick checks first. If it still will not cool, book an air conditioner repair. For urgent situations, such as a server room overheating, read about our emergency call-out process.

A word on refrigerant work. South African regulations require that anyone who handles refrigerant on air conditioning and refrigeration systems is a registered practitioner. When you hire any contractor, not just us, ask for proof of registration. Unregistered installers are one of the main reasons we see leaking, badly flared pipework in Kempton Park homes.

Repair or replace? An honest guide

A lot of the units we are called out to in Kempton Park were installed ten or more years ago, often as fixed-speed models using older refrigerants. When one of these fails, the question is whether to repair it or replace it. There is no single answer, but these are the factors we weigh up with you:

  • Age and refrigerant. Units that use older refrigerants are becoming more expensive to regas, and parts are harder to find. If a unit of this age needs a compressor, replacement is usually the better investment.
  • Type of fault. A failed capacitor, fan motor or thermistor is a relatively inexpensive repair on almost any unit and is usually worth doing.
  • Running costs. A modern inverter unit uses noticeably less electricity than an old fixed-speed unit doing the same job. In a room that is cooled every afternoon for five months of the year, that difference adds up.
  • How the room is used. A guest room that is occupied every night justifies a better unit than a spare room that is used twice a year.

We will always tell you what the repair costs next to what a replacement costs, and let you decide. If you are comparing contractors, our guide to comparing air conditioning companies explains what to look for in a quote.

Electrical support for air conditioning

Many older Kempton Park homes, and a lot of industrial buildings, have distribution boards that are full, outdated or missing earth leakage protection. Adding an air conditioner to a board like that is asking for tripping and damage. Because Aircon Master has registered electricians on the team, we can upgrade the DB board, run dedicated circuits and issue an electrical Certificate of Compliance when required, for example when you sell or let a property.

Kempton Park questions

Which Kempton Park areas do you cover?

All of them, including Kempton Park CBD, Kempton Park West, Glen Marais, Birchleigh, Birchleigh North, Norkem Park, Edleen, Aston Manor, Bonaero Park, Rhodesfield, Isando, Spartan, Esselen Park, Van Riebeeck Park, Terenure and the areas towards Tembisa and Olifantsfontein.

Can you service all the units in my guest house on one day?

Yes, if the rooms are free. If not, we can split the work over several visits so that you do not lose bookings.

Do you work on warehouses and factories?

Yes. We install and maintain units in offices, control rooms, showrooms and server rooms on industrial sites, and our electricians can do the three-phase and DB board work.

How often should an industrial site be serviced?

In dusty environments, every three to six months. Offices in cleaner buildings can usually go twelve months between services. We will recommend an interval after the first visit, based on how dirty the units are.

How much will it cost?

We quote in writing after seeing the job. For a general guide to what affects the price, see our aircon repair cost guide.
