Air Conditioning in Fourways
Fourways has changed faster than almost any other part of Johannesburg. What were smallholdings and open veld a generation ago are now security estates, cluster complexes, lifestyle centres and one of the biggest malls in the country. Aircon Master works across Fourways, Lonehill, Dainfern, Broadacres, Cedar Lakes, Craigavon, Magaliessig, Douglasdale and the smallholdings of Chartwell and Beaulieu. This page explains how we handle air conditioning in the kinds of homes and buildings you actually find here.

The short version: most Fourways homes are in estates or complexes with rules about where outdoor units can go, many are double-storey with bedrooms upstairs under hot roofs, and open-plan living areas with big glass doors are the norm. Good air conditioning here is mostly about careful planning: the right unit sizes, condenser positions that the estate will approve, neat pipe routes on double-storey walls, and a proper electrical supply.
Living with Fourways heat
Fourways sits at about 1,450 metres above sea level on the northern edge of Johannesburg. It gets classic Highveld summers: warm mornings, hot afternoons often in the low thirties, and thunderstorms rolling in from the south-west in the late afternoon. Because so much of Fourways was built in the last twenty-five years, homes here tend to have lots of glass, open-plan layouts and upstairs bedrooms directly under the roof. Those upstairs rooms are the ones that stay hot late into the night, long after the outside air has cooled.
The result is that most of our Fourways installations focus on two places: the upstairs main bedroom, and the open-plan lounge and kitchen that opens onto the garden or patio. Winters are cold and dry, so many clients also use their inverter units for heating from May to August. A properly sized inverter unit heats more efficiently than most plug-in heaters, which matters when you are paying for electricity by the unit.

Fourways Mall, Montecasino and getting around
The redeveloped Fourways Mall at the corner of William Nicol Drive and Witkoppen Road is now the commercial heart of the area, and the traffic around it at weekends and in the afternoon peak is something every Fourways resident plans around. So do we. Our technicians know that a job in Dainfern or Riverside View on a Friday afternoon needs to be approached from the right direction, and that the stretch of William Nicol between Fourways Mall and Montecasino is best avoided at certain times.
Montecasino, with its Tuscan-village design, theatres, hotels and the well-known Bird Gardens, is the other big landmark, and its surrounding office parks and residential estates along Witkoppen and Montecasino Boulevard are part of our regular route. Cedar Square and the shopping centres along Cedar Road serve Broadacres and Cedar Lakes, while Lonehill is built around its own granite koppie, a local landmark that you can see from much of the suburb. We use these landmarks to plan our day so that we arrive when we say we will.
Estates and cluster complexes: getting approval right
A large proportion of Fourways homes are in security estates or sectional-title complexes, from large estates like Dainfern to small clusters of eight or ten units in Lonehill or Magaliessig. Almost all of them have rules about exterior changes. In sectional-title schemes, trustees usually have to give written consent before anything changes the outside appearance of a unit. Estates run by homeowners’ associations have architectural guidelines that may specify condenser positions, screening, colours and even the type of wall bracket.
A good installer makes this easy. This is what we provide for every estate or complex job:
- A site visit where we agree indoor and outdoor positions with you before anything is quoted.
- A written quote listing the unit models, their positions, the pipe route and the electrical work.
- Photos marked up with the proposed condenser and trunking positions, ready to send to the trustees or estate office.
- Condenser positions that avoid neighbours’ bedrooms and shared walls wherever possible, to prevent noise complaints.
- Trunking painted or matched to your wall colour where the guidelines require it.
- Arrangements with estate security in advance, including vehicle and worker registration if needed.
If the estate asks for a change, we revise the plan. It is far better to spend a little time on approval than to install a unit and then be told to move it.
Double-storey homes: the practical challenges
Installing an air conditioner in an upstairs bedroom is not complicated, but it does need more thought than a ground-floor room. The table below shows the choices we commonly work through with Fourways clients.
| Question | Option A | Option B |
|---|---|---|
| Where does the condenser go? | On a wall bracket outside the bedroom. Short pipe run, most efficient, but visible and may not be allowed by the estate. | On the ground at the side of the house. Less visible and easier to service, but needs a longer pipe run down the wall. |
| How do the pipes get there? | Through the wall behind the indoor unit and down the outside in trunking. | Through the roof space and down inside a cavity or a less visible wall. |
| Where does the condensate water go? | Into a nearby gutter downpipe or drain. | Into a condensate pump, if gravity drainage is not possible. |
| How do we reach it safely? | Ladders, if the wall is accessible and the ground is level. | Scaffolding or a platform, if the wall is high or above a slope or pool. |
Longer pipe runs are perfectly fine when they are planned properly, but they may need extra refrigerant and they must be within the manufacturer’s limits. We work that out during the site visit and include it in the quote so that nothing changes on the day.

What Fourways homes and businesses usually need
Bedroom units
9,000 to 12,000 BTU inverter splits for upstairs bedrooms, positioned so air does not blow directly onto the bed.
Open-plan living
18,000 to 24,000 BTU units, or two smaller units, for large lounges and kitchens with sliding doors onto the patio.
Whole-house comfort
Ducted systems for larger estate homes with good roof space and owners who want no visible indoor units.
Offices and retail
Cassette units and commercial systems for the office parks and centres along Witkoppen and William Nicol.
Smallholdings in Chartwell and Beaulieu
North and west of the main Fourways node, towards Chartwell, Beaulieu and Kya Sand, the area opens up into smallholdings with larger houses, cottages, stables and workshops. These properties bring their own challenges: long distances from the main distribution board to the room being cooled, older wiring in outbuildings, and sometimes a less reliable power supply. Our electricians can run a properly sized cable to an outbuilding, install a sub-board, and add surge protection. If you run a generator, we can tell you whether it can handle the starting load of your air conditioners.

Repairs and maintenance in Fourways
Because so much of Fourways was built in a short period, many of the air conditioners here were installed around the same time and are now ageing together. The faults we see most often are refrigerant leaks from poorly made joints, failed capacitors and fan motors, control boards damaged by power surges after outages, and blocked condensate drains that cause water to drip onto walls or furniture. Repairs start with a proper diagnosis, and we give you a written price before we fix anything.
For most homes, one service a year before summer is enough. Units that run all day, such as those in home offices, and units near construction sites (still common in Fourways) should be serviced every six months. If a unit is short of gas, we find and repair the leak before regassing. For a detailed look at what a service includes, see what a good aircon service looks like.
Power supply and protection
Depending on where you are in Fourways, your electricity may come from City Power or directly from Eskom, and supply quality varies. Power dips, surges when the supply returns after an outage, and nearby lightning strikes are hard on inverter electronics. Every air conditioner should have its own correctly rated circuit breaker, and we strongly recommend surge protection at the distribution board. If your board is full or outdated, our registered electricians can upgrade it as part of the job and provide an electrical Certificate of Compliance where one is needed.
Solar, batteries and air conditioning
A growing number of Fourways homes now have rooftop solar panels and a battery inverter system, and one of the most common questions we get is whether the air conditioners can run from it. The honest answer is: it depends on the size of your system and on which circuits it backs up. An inverter air conditioner draws relatively little power once it is running, but it still adds a significant load, especially in the afternoon when the whole household is using power at the same time.
Before we connect air conditioners to a backed-up circuit, we look at the inverter’s rated output, the battery capacity, and the other loads already on that circuit. Often the best arrangement is to keep one bedroom unit on backup power, so there is somewhere comfortable to sleep during an outage, and leave the larger living-area units on the main supply. We also check that each unit has its own breaker and that the installation will pass inspection. If you are planning solar and air conditioning at the same time, tell us, because it is easier to plan the circuits together.
Noise and neighbours
Fourways clusters are built close together, and a condenser that seemed perfectly placed on the day of installation can become a problem when the neighbour’s bedroom window turns out to be two metres away. Outdoor units make a steady fan noise and a low hum from the compressor, and the sound bounces off hard surfaces like boundary walls and paving.
These are the rules of thumb we follow:
- Keep condensers away from neighbours’ bedroom windows and patios wherever the layout allows.
- Avoid mounting outdoor units in narrow gaps between two walls, where noise and hot air are trapped.
- Use anti-vibration mounts on wall brackets so that the hum does not travel into the building.
- Choose quieter inverter models for units that will run at night.
Good placement also helps the unit work better. A condenser that can breathe freely rejects heat more easily, so it uses less power and lasts longer.
Questions Fourways clients ask us
Which areas around Fourways do you cover?
Fourways, Lonehill, Dainfern, Dainfern Valley, Broadacres, Cedar Lakes, Craigavon, Magaliessig, Douglasdale, Riverside View, Chartwell, Beaulieu, Kya Sand, Northriding and the estates along Witkoppen Road.
My estate has strict rules. Can you still install?
Yes. We prepare the information the estate needs, adjust the plan if they ask, and only install once you have approval.
Can the condenser go on the roof?
Sometimes, but it is usually not the best option. Roof-mounted units are harder to service, can damage roof sheeting or tiles, and are often not allowed by estates. We will suggest the best alternative for your home.
How long does an installation take?
A single unit in an accessible room usually takes half a day. Upstairs installations with long pipe runs, or multiple units, can take a full day or more.
Do you work on offices around Montecasino and Fourways Mall?
Yes. We install and maintain split, cassette and ducted systems in offices and retail units, and offer scheduled maintenance for businesses.
What goes into a Fourways quote
No two Fourways installations cost the same, and a quote that gives one flat price without seeing the house should make you cautious. The main things that change the price are the size and type of unit, the length and route of the refrigerant pipes, whether the indoor unit is upstairs or downstairs, how the condensate water will drain, whether scaffolding or a platform is needed, and how much electrical work is required at the distribution board. Brick walls, face brick and double-volume walls all take different amounts of time and care.
Our written quotes list each of these separately, so you can see where the money goes and compare us fairly with other companies. If the estate asks for a different condenser position after you have accepted the quote, we will tell you straight away whether it changes the price. For more on how pricing works, see our aircon cost guide.
