Aircon Repairs

Air Conditioning in Benoni

Benoni is often called the City of Lakes, and for good reason: it is dotted with pans, dams and lakes that give its older suburbs a greener, calmer feel than most of the East Rand. Aircon Master installs, repairs and maintains air conditioning across Benoni, including Northmead, Rynfield, Farrarmere, Lakefield, Crystal Park, Brentwood Park, the Benoni Agricultural Holdings, Actonville, Daveyton, Etwatwa and the Benoni CBD.

Air conditioning in Benoni: the local picture

Benoni lies on the eastern side of Ekurhuleni, at about 1,600 metres above sea level. Summers are hot, with afternoon storms that can bring heavy hail, and winters are cold and dry, with frosty mornings, especially in the lower-lying, open areas near the pans and on the smallholdings. The town grew up around the gold mines of the early twentieth century, and many of its suburbs, particularly Northmead, Farrarmere and Rynfield, have large stands with established gardens, big trees and older, solidly built homes.

That mix of older homes, big gardens and a varied landscape shapes the work we do here. We spend a lot of time planning neat pipe routes on older houses, finding condenser positions that do not spoil a garden, upgrading distribution boards that were never designed for air conditioning, and servicing units that sit under trees and collect leaves and pollen. Benoni also has a large number of home businesses, small offices and professional rooms, particularly around the CBD and Northmead, and these have their own requirements.

The lakes, the City Hall and Lakeside Mall

Benoni’s lakes are part of daily life here. Homestead Lake, Middle Lake and Kleinfontein Lake, along with Rynfield Dam and a string of smaller pans, give the town its nickname and much of its character. Many homes back onto water or open land, and some of the most attractive properties in Benoni are on the lake edges. The historic Benoni City Hall and the older civic buildings around the CBD are reminders of the town’s early days, while Lakeside Mall, near the lakes, and the shopping centres along Tom Jones Street and in Northmead are where much of the town does its shopping.

We know these areas well, and we plan routes around the busy parts of Tom Jones Street, Pretoria Road and the N12 and R21 interchanges, so that we can reach both the older central suburbs and the areas further out, like Crystal Park, Daveyton and the smallholdings, without wasting your time.

Living near the water: what it means for your air conditioner

Properties near Benoni’s lakes and pans are lovely places to live, but they bring a few practical considerations for air conditioning.

Insects and pollen

Lakeside and garden properties often have more insects, seeds and pollen in the air, especially in spring. These collect on outdoor coils and indoor filters, reducing airflow. More frequent filter cleaning helps.

Low-lying ground

Heavy summer storms can leave water standing in low areas near pans and streams. We mount outdoor units on raised brackets or plinths so that they sit above any pooling water.

Evening humidity

Air near the water can feel heavier on summer evenings. A correctly sized inverter unit removes moisture as it cools; an oversized one cycles on and off and can leave the room feeling clammy.

Trees and leaves

Big old trees are part of Benoni’s charm, but falling leaves and seed pods block outdoor units. We choose positions away from heavy leaf fall, and our services include clearing debris from the coil.

Installing air conditioning in older Benoni homes

Many homes in Northmead, Farrarmere and Rynfield were built between the 1950s and the 1980s. They are solid, with thick brick walls, high ceilings, and often face-brick or textured plaster finishes that are hard to patch invisibly. They were not designed with air conditioning in mind, so installing it well takes care.

Pipe routing. On older homes, we try to keep pipes out of sight by running them through the roof space or along less visible walls, rather than straight down the front of the house. Where trunking is needed, we keep runs short, straight and colour-matched.

Wall penetrations. We core-drill cleanly through brick and seal every hole properly to keep out water and insects. On face brick, we choose the drilling point carefully so that the hole sits in a mortar line where possible.

Electrical supply. Many older boards have no spare space, no earth leakage protection, or old wiring. Our registered electricians can upgrade the board and run a dedicated circuit for each unit, and if you are selling the house, we can issue an electrical Certificate of Compliance.

Heating as well as cooling. Older homes with high ceilings and no insulation are cold in winter. An inverter unit in heat mode is an efficient way to warm bedrooms and living areas, and many Benoni clients use their units more in winter than in summer.

For most rooms, an inverter wall-mounted split is the right choice. For large open areas or high ceilings, we may recommend a larger unit or two smaller units, and for whole-house comfort in larger homes, a ducted system can work if there is enough roof space.

Sizing a unit for an older, high-ceilinged room

Most sizing guides assume a standard 2.4 to 2.7 metre ceiling. Many older Benoni homes have ceilings closer to three metres, which means there is simply more air to cool or heat. Add large steel-framed windows, uninsulated ceilings and a west-facing aspect, and a room can need noticeably more capacity than its floor area suggests. On the other hand, thick brick walls and deep verandas keep some rooms cooler for longer during the day.

That is why we measure each room and look at how it is built and used before recommending a unit. As a rough starting point, a 15 square metre bedroom with a standard ceiling needs around 9,000 BTU, but the same room with a high ceiling and western sun may need 12,000 BTU. A large lounge of 35 to 45 square metres in an older home often needs 18,000 to 24,000 BTU, or two smaller units, to cool and heat evenly.

Keeping outdoor units secure

Unfortunately, outdoor units and their copper pipework are sometimes targeted by thieves. On properties where the condenser is visible or easy to reach from the street or a lane, we can fit a steel security cage that is bolted to the wall or plinth and designed to leave enough space for airflow and servicing. We also try to choose positions inside the property’s secure perimeter, and we can run pipework in protective trunking where it is exposed. A cage costs far less than replacing a stolen unit.

Smallholdings in Brentwood Park and the Benoni AH

The smallholdings to the north and east of Benoni are home to families, small farms, kennels, workshops and home businesses. These properties often have a main house, one or more cottages and several outbuildings, all fed from one supply point that may be some distance away. Before we add air conditioning, we check that the supply cable and the main board can handle the extra load. Where necessary, our electricians run new cabling, install sub-boards in outbuildings, and fit surge and lightning protection. If you use a generator or battery backup, we will tell you honestly whether it can start and run your units.

Repairs, regassing and maintenance

The most common problems we fix in Benoni are:

  • Units that run but no longer cool, usually because of dirty filters and coils, a failed fan or capacitor, or a refrigerant leak.
  • Water leaking from indoor units because the drain is blocked by dust, algae or insects.
  • Control boards damaged by lightning or power surges after outages.
  • Noisy outdoor units with worn fan motors or loose parts.
  • Old units using older refrigerants that are becoming expensive to regas.

Every repair starts with testing, and you get a price before we fix anything. If a unit needs gas, we find and repair the leak first, then regas it to the correct charge. For older units with major faults, we will show you the repair cost next to the cost of a new unit, so you can make an informed decision.

💧

Quick tip: if water is dripping from your indoor unit, switch it off and put a towel underneath. Then check whether the filters are clogged. If they are clean and the dripping continues, the drain is probably blocked, and it needs clearing before the water damages the wall.

We recommend a service once a year for most homes, ideally in late winter or early spring, and every six months for units that run every day or sit under trees. See what a service includes for the details.

Repair or replace?

When an older unit fails, we will always give you the facts to decide. Minor faults, such as a failed capacitor, a fan motor or a sensor, are usually worth repairing on almost any unit. Major faults on units that are more than ten years old, especially a failed compressor or a large leak on a unit that uses an older refrigerant, often make replacement the better investment. A new inverter unit will also use less electricity and heat far more effectively in winter. We will set out both options in writing, with prices, and leave the choice to you.

What to ask any installer

Whether you use us or another company, ask these questions before you agree to a quote: Are the technicians registered to handle refrigerants? Will the unit have its own circuit breaker, and who will do the electrical work? Will the refrigerant lines be vacuumed and pressure-tested before the unit is charged? What does the workmanship guarantee cover, and for how long? Our guide on warranties and workmanship guarantees explains what the answers should be.
